Beyond the Mortgage: The Only True Way to Live for Zero Dollars
Updated: Oct 27
We’ve all heard the traditional American Dream pitch: work hard for 30 years, pay off your 30-year fixed mortgage, throw a celebratory mortgage-burning party, and finally live completely expense-free.
Except… that’s not actually how it works.

The uncomfortable truth most people realize too late is that you never truly own your home. Even when your balance sheet says zero owed to the bank, the bills never stop coming. Every year, you’re still writing massive checks for property taxes—stop paying those, and you’ll quickly find out who really owns the land. Then come home insurance premiums, regular maintenance, emergency roof leaks, heating oil, and sewer fees. The mortgage might be dead, but housing costs are alive and well.
So how do you actually get to true zero-dollar housing costs?
There’s really only one asset class people sleep on: the small multi-family property.
Now, I know sharing a wall isn’t everyone’s default vision of the white picket fence. But “multi-family” doesn’t have to mean a gritty apartment block. It often looks like a beautiful classic home with an attached accessory apartment, an over-the-garage in-law suite, or a primary home with a private guest cottage on the parcel. When a property like this is paid off (or even heavily paid down), your tenant’s rent doesn’t just help with the mortgage—it completely swallows the property taxes, the building insurance, and routine upkeep. In many cases, it even leaves you with a net profit at the end of every month. It is quite literally the only realistic path left to erase your cost of living entirely.
3 Local Opportunities Worth Watching Right Now
To give you an idea of what this looks like in the real world, I recently spotted three intriguing multi-family properties on the market locally in Ulster County. (Full disclaimer: none of these are my listings, and I haven’t walked the interiors yet—just quick drive-bys—so condition and mechanics would need your own boots-on-the-ground due diligence).
Here is what caught my eye:
1. The Woodstock-Adjacent Value Play | Asking: $400,000

Dollar-for-dollar, this might be one of the most compelling entry points around right now. Priced at just $400k, it sits in a sweet spot close to Woodstock—an area where high-demand rental inventory is chronically tight. If a rental is clean and reasonably priced anywhere near Woodstock, it gets scooped up immediately. The in-place rents here are currently well below market, giving an owner-occupant a clear runway to live in one unit while bringing the other(s) up to fair market rate to subsidize or eliminate their monthly outlay.
2. The Historic Uptown Turnkey on Fair Street | Asking: $775,000
If your priority is lifestyle, location, and character, this one’s in the heart of Uptown Kingston, just steps from the historic Stockade District. At $775,000, it sits at a higher price tier, but you’re paying for one of the most desirable pockets in the Hudson Valley—meaning zero headache finding quality, long-term tenants. The building features two exceptionally generous units across 2,500 square feet. Because these aren't cramped apartments, you can comfortably live in one spacious flat without feeling like you've sacrificed single-family living space, while the second unit helps shoulder the premium mortgage.
3. The Cash-Flow Engine on Downs Street | Asking: $595,000 (Price Drop from $625k)
This Kingston 6-unit is a pure investor-leaning play, boasting an advertised 8.1% cap rate and recently reduced to $595k. At roughly 4,000 square feet, the raw math is undeniable: you simply could not build 4,000 square feet anywhere in today’s market for under $150/sq ft. Naturally, at this price, there will be sweat equity required—for starters, the roof needs replacement, and the interior will need a thorough inspection. But from an owner-occupant perspective, it poses a creative question: Which unit do you take? Or better yet, do you combine two smaller adjacent units into a generous owner’s flat while letting the remaining four units pay for your entire life and renovation budget?
The Bottom Line
Living rent- and mortgage-free isn’t about hoping property taxes miraculously disappear. It’s about structuring your living situation so that someone else pays them for you. Whether it’s a quiet cottage setup near Woodstock or a multi-unit building in Kingston, shifting your perspective from a traditional single-family to an income-generating property might be the smartest financial move you ever make.
